Responsible for complete operation and maintenance of a high-rise condominium building to ensure that the condition and appearance
of the property is well-maintained, safe and secure.
Thorough knowledge of building mechanical systems and ability to develop and execute preventive maintenance programs. Verify that schedules and routines are performed. Must have demonstrated experience in plumbing, mechanical and carpentry and the ability to work with and train operations and maintenance employees.
Regularly inspect all areas of the building and grounds to note items that need attention, following through with appropriate action to ensure that deficiencies are corrected in a timely manner. Coordinate and perform service and maintenance to essential operating systems,
equipment and infrastructure of the building.
Good communication skills, ability to relate to building unit owners, guests and staff with professionalism and respect. Self-motivated, organized, with an ability to plan effectively and supervise maintenance, custodial and security personnel. The manager will oversee the administration office; review correspondence, notices and newsletters and work with support staff on the renewal of insurance policies, building registrations
and related administrative tasks.
Report to the Association Board of Directors on a regular basis regarding ongoing building operation. Plan, schedule and execute annual plans to maintain building while following budgetary guidelines. Identify long term capital needs. Repond to after-hours building-related emergencies or system failures in a timely fashion.
Position is full time, year-round with salary and benefits.
Property is located in Cape May County.
